Chimney Inspection Levels Explained: What San Antonio Homeowners Need to Know

Did you know there are three levels of chimney inspection? Most homeowners don't — and many pay for less than they need. Here's what each level covers and when you need it.

Chimney Inspection Levels Explained: What San Antonio Homeowners Need to Know

Why Chimney Inspection Levels Matter

The Chimney Safety Institute of America (CSIA) defines three levels of chimney inspection. Each level is appropriate for different situations, and knowing which one you need can save you money — or prevent a disaster.

Level 1 Chimney Inspection

What it covers: Visual inspection of accessible portions of the chimney exterior and interior, including the firebox, damper, and smoke chamber. No special tools required.

When you need it: Annual maintenance when your chimney system hasn't changed and you've been using it normally.

What it checks:

  • Soundness of the chimney structure
  • Basic appliance installation
  • Flue condition (visible portions)
  • Clearances from combustibles

Cost: Typically included with a standard chimney sweep.

Level 2 Chimney Inspection

What it covers: Everything in Level 1, plus accessible areas of the attic, crawl space, and basement. Includes video scanning of the flue interior.

When you need it:

  • When buying or selling a home in San Antonio
  • After a chimney fire or natural disaster
  • When changing fuel types or appliances
  • When you notice any unusual symptoms

What it checks:

  • Full video inspection of the flue liner
  • Concealed areas of the chimney
  • Proper clearances in attic and crawl space

Cost: More expensive than Level 1 due to camera equipment and time.

Level 3 Chimney Inspection

What it covers: Everything in Level 1 and 2, plus removal of components (such as chimney crown, interior masonry, or wall coverings) to access hidden areas.

When you need it: When Level 1 or 2 inspection reveals a serious hazard that can't be fully assessed without demolition.

Important: Level 3 inspections are rare and typically follow a chimney fire or major structural concern.

Which Inspection Does Your San Antonio Home Need?

For most San Antonio homeowners doing annual maintenance: Level 1.

If you're buying or selling a home: Level 2 — always. A Level 2 inspection protects you from inheriting a serious chimney problem.

If you've had a chimney fire or major storm damage: Level 2 or 3 depending on what's found.
