Why Inspection Levels Matter
Not all chimney inspections are the same. The Chimney Safety Institute of America (CSIA) and the National Fire Protection Association (NFPA 211) define three levels of chimney inspection, each with a different scope and purpose. Understanding the difference helps you make informed decisions about your home's safety.
Level 1 Chimney Inspection
What it covers: A Level 1 inspection is a visual examination of the readily accessible portions of your chimney — the firebox, damper, smoke chamber, and visible sections of the flue. The technician checks for basic soundness of the structure, proper clearances, and the absence of deposits or obstructions.
When it's appropriate: A Level 1 inspection is appropriate for chimneys that have been in regular use with no changes to the appliance or fuel type, and when there is no reason to suspect a problem. This is the standard annual inspection most San Antonio homeowners need.
What it costs: A Level 1 inspection is typically included with a standard chimney sweep. Sweeppy's sweep and Level 1 inspection starts at $149.
Level 2 Chimney Inspection
What it covers: A Level 2 inspection includes everything in a Level 1, plus inspection of accessible attic, crawl space, and basement areas, as well as a video scan of the entire flue interior. This allows the technician to identify cracks, deterioration, or obstructions that aren't visible from the firebox.
When it's appropriate: A Level 2 inspection is required when:
- You're buying or selling a home
- There has been a chimney fire, earthquake, or severe weather event
- You're changing the fuel type or appliance connected to the chimney
- A Level 1 inspection reveals a potential problem that needs further investigation
In San Antonio, we strongly recommend a Level 2 inspection for any home built before 1990, as older clay tile liners are prone to cracking.
What it costs: Level 2 inspections are priced separately from the standard sweep. Contact Sweeppy for a quote based on your chimney's configuration.
Level 3 Chimney Inspection
What it covers: A Level 3 inspection includes everything in Levels 1 and 2, plus the removal of components (such as chimney caps, dampers, or portions of the chimney structure) to access areas that cannot be inspected otherwise.
When it's appropriate: A Level 3 inspection is only performed when a serious hazard is suspected and cannot be confirmed or ruled out by a Level 1 or 2 inspection. It is relatively rare and is typically recommended after a major chimney fire or structural event.
Which Level Do You Need?
For most San Antonio homeowners doing their annual maintenance, a Level 1 inspection (included with a standard sweep) is sufficient.
If you're buying a home, haven't had your chimney inspected in several years, or have an older home with a masonry chimney, a Level 2 inspection is the right choice.
